Terms & Conditions of Use

These Terms & Conditions govern your use of the Hold My Hand Sourcing platform, including the HMHS mobile app, website, community areas, training materials, and all associated content and services (together, the “Platform”).

By accessing or using the Platform, you confirm that you have read, understood, and agree to be legally bound by these Terms & Conditions.

If you do not agree, you must not use the Platform.

1. About Us

Hold My Hand Sourcing LTD (“HMHS”, “we”, “us”, “our”) is a UK-based property education, training, and community platform providing digital content, resources, and guidance for property deal sourcing and investment.

HMHS provides education and training only. We are not financial advisors, estate agents, solicitors, or regulated investment advisors.

2. Nature of the Service

HMHS provides access to:

• Digital training content (videos, written materials, templates)
• Educational programmes and frameworks
• Community features (forums, chats, live calls, clinics)
• Tools, checklists, and guidance materials

All content is delivered digitally via the app and/or online platforms.

No physical products are supplied.

3. No Refund Policy (Very Important)

ALL PAYMENTS ARE FINAL.

Due to the digital and immediately accessible nature of the Platform, and except under the Hold My Hand Guarantee in section 3A, NO REFUNDS WILL BE GIVEN, including but not limited to:

• Change of mind
• Lack of usage
• Financial circumstances
• Personal time constraints
• Failure to achieve desired results
• Misunderstanding of the service
• Cancellation during a billing period

Once access is granted to the Platform, training, videos, or community, you lose any right to a refund, except under the Hold My Hand Guarantee in section 3A.

This applies to:

• Subscriptions
• One-off payments
• Renewals
• Promotions or discounted offers

By purchasing, you explicitly waive your statutory right to cancellation under the Consumer Contracts Regulations 2013 for digital content, as access begins immediately.

3A. The Hold My Hand Guarantee

If you joined on an offer that includes the Hold My Hand Guarantee, we will refund your joining fee in full when you sell your first deal with us.

• “Sell your first deal with us” means a deal you sourced and submitted to HMHS is bought by an investor introduced by HMHS or Sitefindr®, and completes.
• The refund is paid once the deal has completed and we have received our sourcing fee in full.
• Your membership must be active, with your monthly payments up to date, when the deal completes.
• The guarantee covers the one-off joining fee only. It does not cover monthly subscription payments, which are non-refundable.
• The guarantee applies once per member, on your first deal sold with us.

To claim, contact hav@sitefindr.co.uk after your deal completes.

The guarantee is a promise to refund your joining fee. It is not a promise that you will find or sell a deal (see section 4).

3B. Joining through Become Compliant

Hold My Hand Sourcing and Become Compliant™ are two separate businesses.

• If you buy Become Compliant, you get HMHS as a bonus: the joining fee is included and your first month is free. After that, monthly payments are made under these Terms.
• It does not work the other way round. An HMHS membership does not include Become Compliant.
• If you were already an HMHS member when you bought Become Compliant, payments you have already made to HMHS are not refunded. Instead, we will add a free month to your membership.

4. No Guarantees or Results

Apart from the Hold My Hand Guarantee in section 3A, HMHS does not guarantee:

• Income
• Profit
• Deal success
• Investment outcomes
• Compliance approval
• Acceptance of deals by investors
• Business growth or performance

Property investing and deal sourcing involve risk. Results depend entirely on your actions, decisions, experience, effort, and market conditions.

Any examples, figures, or case studies shared are illustrative only and should not be interpreted as typical or guaranteed outcomes.

5. Educational Use Only – No Advice

All content provided is:

• Educational and informational only
• Not financial advice
• Not legal advice
• Not investment advice

You are solely responsible for:

• Conducting your own due diligence
• Obtaining independent legal, financial, and tax advice
• Ensuring compliance with UK laws and regulations

HMHS accepts no liability for actions you take based on Platform content.

6. User Responsibilities

By using the Platform, you agree that you will:

• Use content for personal educational purposes only
• Not share, copy, resell, or redistribute content
• Not record, download, or reproduce training unless expressly permitted
• Behave respectfully within the community

We reserve the right to suspend or terminate access immediately for:

• Abuse
• Misuse
• Sharing login details
• Breach of these Terms

No refunds will be issued if access is terminated due to breach.

7. Intellectual Property

All content within HMHS is owned by us or licensed to us, including:

• Videos
• Training materials
• Branding
• Frameworks
• Systems
• Written content

You are granted a revocable, non-transferable licence to access the content for personal use only.

Unauthorised use may result in legal action.

8. Platform Availability

We aim to provide continuous access but do not guarantee uninterrupted availability.

We are not liable for:

• App outages
• Maintenance downtime
• Third-party platform failures
• Internet or device issues

9. Limitation of Liability

To the fullest extent permitted by law, HMHS shall not be liable for:

• Financial loss
• Loss of profits
• Business interruption
• Investment losses
• Indirect or consequential damages

Your use of the Platform is entirely at your own risk.

10. Amendments

We may update these Terms at any time. Continued use of the Platform constitutes acceptance of any revised Terms.

11. Governing Law

These Terms & Conditions are governed by the laws of England and Wales.

Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
